In this guide I'll be doing my best to show you the process for 1-99 Construction and information to help you in your journey to making the best house on Alora. I'll start with the 1-99 and then move onto misc. information towards the end.

Before getting started, remember to enable ;;2fa, so when you get vote books you also get an experience boost which will help a ton when training Construction. A guide for enabling 2FA can be found here;
Also, please note that the Chairs/Larders/Tables needed for obtaining a certain level is based off EXP given from Well of Goodwill ONLY, not including Vote Bonuses.

Talk to the Estate Agent, located North-West of Home Teleport to begin your House Adventures.
He will ask if you'd like to pay 10M GP for a Starter House.
Once you hit yes and talk to the Estate Agent again, these will be the options that appear (will go over again later);
Right click on the portal and click "Build Mode Portal" to access your house in Build Mode.
Once you're in, you'll have an empty house. All you need to do is right click on a door hot-spot and select a room to build. Be careful with the rotations of the room because it's a pain to remove and redecorate rooms in the future.
Note; if you choose to delete rooms in the future you will lose ALL of the furniture in that room.
For these parts of the guide, I'll make it color coded. Green = Planks Needed, andOrange = # of said item needed to obtain the desired level.

18247 xp needed for level 33.
Start off with building a Parlour room, which is the first room on the list.
Once it's made, you'll want to go in and build chairs in only the two closest locations. The best way is to get in the middle, build both chairs, and then take them down and repeat.

Item to make: Level 1/2/3 Chair (2 Planks/3 Planks/3 Planks).
Level 1-9
1 Level 1 Chair (2 Planks). 2 Planks needed. Grants 4118xp per chair, 6117xp with Vote bonus.
Level 9-33
3 Level 14 Chairs (3 Planks). 9 Planks needed. Grants 5990xp per chair, 8985xp with Vote bonus.

Start with building a Kitchen next. Locate the "Larder" building spot and build Oak Larders until 52.

Item to make: Oak Larder (8 Oak Planks)
4 Oak Larders (8 Oak Planks). 32 Oak Planks needed. Grants 29,952xp per larder, 44,928xp with Vote bonus.

12,910,771 xp needed for level 99.
Go a bit further down the list and make a Dining Room. Once you have that, all you need to do until 99 is make Mahogany Tables.

Item to make: Mahogany Tables (6 Mahogany Planks)
Make 245 Mahogany Tables (6 Mahogany Planks). 1960 Mahogany Planks needed. Grants 52,416xp, 78,624xp with Vote Bonus.
Once you hit level 52, I'd strongly suggest talking to the Estate Agent and hiring a Demon Butler (Requires level 50 and 50K). Keep all of your Mahogany Planks NOTED and GP in your inventory and when you run out of un-noted Mahogany Planks, use the noted ones on the butler and he will bring you more.
Make 9512 Mahogany Tables. 57,072 Mahogany Planks needed. Grants 19,656xp per table.

You can put your entry portal in a Formal Garden! If you want to do this, just make a random garden somewhere in your house, and make sure to add a portal as the centerpiece. When you have your throwaway room finished, remove the original garden where the portal was, and add a Formal Garden. Once you have it made, just make the portal as the centerpiece there and it's done!
Whenever an item requires a "Watering Can", it refers to an EMPTY Watering Can and not a Watering Can (8).
To get empty Watering Cans, the easiest method I have found so far is to go to the Catherby Patches and plant Watermelons/Strawberries in the patches and then water both of the patches and then type ;;clearpatches and repeat until your Watering Cans are empty.
